Why Waiting Until After The Holidays To Sell Isn't A Good Decision

The holidays are here.  Can you believe it?  Before Halloween passed, Christmas decorations were out in full force in most stores. The biggest shopping day of the year, Black Friday is 3 days away.  While some are making their list of Christmas gifts others are trying to decide whether or not to sell their home. Every year at this time, many homeowners decide to wait until after the holidays to put their homes on the market for the first time, while others who already have their homes on the market decide to take them off until after the holidays. Here are six great reasons not to wait to sell:

 

  1. Relocation buyers are out there. Companies are not concerned with holiday time and if the buyers have kids, they want them to get into school after the holidays. 
  1. Purchasers that are looking for a home during the holidays are serious buyers and are ready to buy.
  1. You can remain in control. You can restrict the showings on your home to the times & days you want it shown.  Even more, you can make a leaseback part of the contract allowing you to move on your terms even after your home has sold.
  1. Who doesn’t love a little Holiday décor? People seem to enjoy decorating and caring for their homes more during the Holidays which means they show better.  What better time to give a potential buyer the feel for what it would be like to live in your home than the Holidays?
  1. There is less competition for you as a seller right now...In other parts of the country.  Not so much in Dallas-Fort Worth.  Although there was a seasonal, expected decrease in homes put on the market from July to October in Dallas County, things seem to have turned around in November.  According to the North Texas Information systems there were 5,094 homes listed in November of 2015 compared to 5,261 so far in November 2016. The market isn’t slowing down.  Why should you?

  2. In many parts of the country, including DFW, new construction will continue to surge reaching new heights in 2017, which will lessen the demand for your house.
